Bookings are subject to the following terms and conditions.

A contract between you and the owner will come into existence when payment is received and a booking confirmation is issued showing the confirmed holiday dates. The contract binds you & all the members of your party. It is your responsibility to ensure that all members of your party accept the terms of the contract set out in these terms & conditions of booking. Failure to disclose all relevant information or comply with these terms may lead to termination of the contract & loss of the booking.
A non-refundable 25% deposit of the holiday cost is payable at the time of booking. Bookings made less than six weeks before your arrival date must be paid in full, plus the £X refundable damage deposit (if requested).
The balance must be paid no later than six weeks before the commencement of your holiday. If the balance is not received by the due date, then your holiday will be treated as a cancellation and the client will remain liable to pay the balance of the rent.
All cancellations must be notified in writing. If you cancel your holiday more than 6 weeks before it is due to start, then your deposit will be forfeit. If you cancel less than 6 weeks before the holiday, then the full balance remains due and is not refundable.
We strongly advise that you take out comprehensive travel insurance to cover cancellations. If you choose not to, then you accept responsibility for any loss that you may incur due to your cancellation.
Your booking will not be cancelled by the owner except in exceptional circumstances beyond our control. Notification will be given of the cancellation as soon as possible and we will promptly refund all payments made for your holiday. Our liability for cancellation will be limited to payments made to us.
No parties or events – the maximum number of persons using the accommodation at any time must not exceed (X persons)and only those listed on the booking form can occupy the property. We reserve the right to terminate the booking without notice and without refund in case of a breach of this condition.
(Note: If you allow guests to have visitors during their stay, clarify the maximum number of occupants, that they must be approved in advance, and are subject to an additional charge of £X per person per night if staying overnight).
Bookings cannot be accepted from persons under eighteen years of age.
The owner reserves the right to refuse a booking without giving any reason.
We or our representatives reserve the right to enter the property at any time to undertake essential maintenance or for inspection purposes.
Tenancies normally commence at X unless otherwise agreed and guests are required to vacate the rental by X on the day of departure. This allows the accommodation to be thoroughly cleaned and prepared for incoming guests.
Pets (if not allowed) vaping or smoking anywhere inside the premises will result in immediate termination of occupancy and forfeiture of all payments. This must be strictly adhered to and any damage or extra cleaning caused by pets or smoking will be at the expense of you.
Pets (If you accept pets then you should include your ‘pet rules’ here e.g.)
-Only 2 pets are allowed at one time
-Please don’t let pets onto the furniture, especially sofas and beds
-Guests are responsible for cleaning up after their pets
Damage deposit (if taken) – In making a booking you accept responsibility for any theft, breakage or damage caused by you, pets or any member of your party and agree to indemnify us in full for any loss that we may incur as a result. A security deposit of £X is required and will be returned within X days of the end of your holiday, less the cost of damage/breakages.
Damages and breakages – please treat the facilities & accommodation with due care so that other guests may continue to enjoy them. If you notice something is missing or damaged in your accommodation, please let us know immediately so that we can take the appropriate action. If there has been any damage or breakages during your stay, we would be grateful if you could report them promptly, especially before check-out. The accommodation will be inspected at the end of the holiday & you may be charged for any loss or damage.
Please do not move any furniture from one room to another.
Please remove shoes before entering the house.
Please lock the doors and close the windows when you leave the property unoccupied.
Please make sure you switch off lights, heating, air conditioning or any electrical appliances when you go out – we’re an eco-friendly holiday home.
Please don’t take any bath towels with you to the beach. Use the beach towels (if provided).
The owner reserves the right to make a charge to cover additional cleaning costs if the client leaves the property in an unacceptable condition.
Please note that if any keys issued are not returned at the end of your stay, then the cost of replacement will be charged to you.
The client may in no circumstance re-let or sublet the property, even free of charge.
The owner shall not be liable for any temporary defect or malfunction of any equipment, machinery or appliance in the building, grounds or hot tub/pool.
No compensation will be given for any temporary outage of electricity, gas, water, internet connection or television service.
The owners are not responsible for the loss of any personal belongings or valuables of the guest.
All inventory must remain in the property and not be taken to another property.
Swimming pool/hot tub
-The swimming pool/hot tub is open from Xam to Xpm daily. Please respect these timings out of respect for our neighbours.
-Please avoid using glass or sharp objects near the pool/hot tub.
-Guests must shower before entering the water to rinse off creams and makeup.
Guests are responsible for the safety and security of their children at all times. Never leave children without adult supervision.
Please park your vehicles in the designated parking space, ensuring cars do not block access to other properties. Parking is limited to 2 vehicles.
Please respect the community and try to keep noise levels to a minimum, especially between 11 pm and 8 am.
We reserve the right to terminate a holiday without compensation where the unreasonable behaviour of the persons named on the booking (or their guests) may impair the enjoyment, comfort or health of others.
Barbecue – please use the designated barbecue utensils and clean the barbecue after use.
Candles are not allowed inside the house.
Check-out – (remind guests of the check-out time and their responsibilities e.g. empty bins, strip beds, clean dirty dishes).
Any problem or complaint which the client may have concerning their holiday must be immediately reported directly to us/our representatives and we will endeavour to put matters right. Any complaints not reported to us/the property manager at the time and only reported after the client has returned from holiday will not be considered by the proprietor.
We reserve the right to make reasonable amendments or additions to these terms and conditions without notice.
This property is privately owned and is our home. We expect all guests to enjoy the facilities and treat the property with the same respect that they would with their own house.



Just arrived home after 4 wonderful nights spent in this lovely cottage in such a pretty, peaceful village. The cottage is so tastefully laid out- quality furniture and the beds are so comfortable. Sharon & Kevin had thought of everything from an anniversary card and cakes for us, to all the little extras like milk in the fridge and toiletries. There was a gift hamper for us and some treats for our dog. I cannot think of anything that wasn’t thought about. The cottage smelt lovely and fresh and was spotless. Leaflets with information about places to visit and eateries was all to hand together with an information pack about the cottage. We thoroughly enjoyed our stay and hope to return soon.

We chose Moulton View for our Wedding Anniversary week and we’re not disappointed. A beautiful appointed home in a cracking location. We enjoyed breakfast on the deck and the local pub.

What a lovely property. Sharon & Kevin had thought of everything to ensure our stay was as comfortable and hassle free as is possible. The cottage is situated in a beautiful village, with great walks nearby and in a perfect location for exploring. It was perfect for our dogs too, they loved the little extras that went to making their stay an enjoyable one too…from blankets, to treats, to spare lead and a dog tag. The kitchen is fully equipped, plenty of utensils, a washing machine/dryer, plenty of storage and bright and airy. The hallway is a great size, with storage cupboard and flagstone flooring, with enough space to put a dog crate if needed. You can also wash your dogs down outside before entering into the property if required. The living room is bright and spacious with comfortable seating and dining table and chairs. Every detail has been well thought through and is such a welcoming property, with a lovely, warm, homely feel. Upstairs the master bedroom is a very good size with good storage, built in wardrobes, comfy king size bed and again has everything you need. The bathroom has an excellent rainforest shower over the bath and a separate w.c. The second bedroom is again a good size. The location is peaceful and a great base for exploring, with plenty of walks. It’s lovely and quiet and everyone we met was friendly and helpful. The village of Moulton is beautiful and the views from the properties ‘secret garden’ add to the tranquillity. This property is just perfect for a ‘home from home’ quiet, rural vacation. Thank you, we will definitely look to return and highly recommend.

Only a 2 night break, but just what we needed. We felt instantly at home at Moulton View. It's a beautiful property with a lovely fresh feel, the decor is clean and bright, lovely artwork on the walls and really well equipped. We wish we could have stayed longer to see more in the area, there's always next time!
The circular walk from Easby Abbey, via "The Station" cafe & Richmond Town centre was very pleasant and perfect dog walk.
Sharon was the perfect host, keeping in touch with us for recommendations in the area. A huge THANK YOU !

We have just stayed at this lovely cottage for the 2nd time. The hosts have thought of everything to make their guests stay enjoyable and comfortable. Sharon called to let me know when it was ready for our arrival and it was lovely and warm when we arrived. The beds are very comfortable and we slept very well.
The discounts at the local cafes and restaurants are great and lots of local information provided.

We had a very much needed break over the New Year in this delightful cottage, it was just what we needed, this place really wraps itself around you and provides a warm and cosy atmosphere in which to relax and recharge your batteries. It is exceptionally well equipped, every detail has been thought about to make your stay special. There are some lovely touches to make it a home from from home stay. The good sized flagstone hallway is ideal for muddy boots and wet dogs (yes, we had inclement weather, during the floods over Christmas and New Year), but we were there more for the rest. The large fridge freezer was able to accommodate all of our food/wine that we had taken with us, and the oven was simple and easy to use. Every utensil was to hand. The lounge is a good size with two comfortable sofas and excellent choice of channels on the TV. The main bedroom provided ample storage, the bed was amazing, we slept really well. I personally enjoyed the use of the dressing table. TV is also provided. There is a choice of rainfall or normal shower, both lovely and warm with good pressure. The heating throughout our 6 night stay kept us warm and cosy. Our Hosts have thought of everything to make one's stay just perfect. They even checked on us when the roads were flooded to see if we needed anything. On our arrival which was a cold, dark late afternoon, the cottage was warm, the lamps had been left on for us, gentle music playing in the background, and the most amazing welcome package for us and our dog. All of which was very much appreciated. Sharon and Kevin are onto a winner with this beautiful abode. We managed to get out to Richmond, and also Mainsgill Farm Shop which is a must if you are a foodie, all exellent local produce, we virtually bought enough to fill up our freezer at home! The village of Moulton is very quintessential, nice and quiet and is home to the Black Bull pub which has a great reputation. I loved the stone bus shelter that had been turned into a secondhand book shelter, I even managed to get two books by my favourite author. We would fully recommend a stay at Moulton View Cottage, it is second to none with excellent hosts. Thankyou Sharon and Kevin

We come to Yorkshire for a wedding at Middleton Lodge (, which is the next village). We had a beautiful day and the surrounding area is lovely. We had an afternoon in Richmond and an evening meal at The Black Bull Inn , in the village - it was average, husband loved his pie, i've had much better fish and chips.
It was only a short stay but hope to be back again as your cottage is beautiful, thank you both!

We had the most wonderful week at Moulton View! The location is so peaceful and charming, but also a brilliant base for exploring and there is so much to do locally. The cottage itself was exactly what we were hoping for: cosy, comfortable, clean and well equipped, we immediately felt at home there. The top decking area with beautiful countryside views was the perfect place to toast our holiday with a glass of fizz. Sharon and Kevin really have put so much thought in to catering for their guests and the welcome hamper on arrival was a lovely touch. They were so helpful with suggestions on what to see and do during our stay too. I loved the honesty bar filled with local produce and my son was delighted when he spied the boardgames cupboard! We had a great meal at the local pub (The Black Bull Inn) just a 5 minute walk away and it was great that we could take our dog with us. We have so many highlights from our trip: Aysgarth Falls, Richmond, Wensleydale Creamery, Staithes, Whitby, York, Old Mother Shiptons Cave, Yorkshire Lavender, Helmsley Walled Garden and a wonderful day in the Lake District too. We can’t recommend a stay at Moulton View highly enough and would definitely love to return in the future!

Our first stay at Moulton View and it has exceeded all our expectations. Beautifully presented, very well equipped and a perfect setting in the middle of a very quiet village. The Black Bull pub is walking distance from the cottage and we were made very welcome, especially Ozzy, our 4 legged pooch, they gave him a dog bed for him to rest his paws. The cottage is perfectly based for day trips out and various walks from the village. We highly recommend and will be returning. Thank you for an enjoyable stay.

We spent the last week of March 23 at Moulton View and would definitely return. The cottage is really comfortable and nice and warm when you return after a day walking or cycling. Dogs are well catered for, and you feel completely relaxed bringing your pet here.

The accommodation is well equipped if you wish to self cater and there are also are some great pubs and restaurants within easy reach.

I'd also like to add how good I found the local bus service with hourly buses between Darlington and Richmond and the 'Little White Bus' which travels to Northallerton for the midweek market is great.

The area is an absolute treasure trove of things to see and do with beautiful scenery, history round corner and above all hospitable people who go out their way to make sure have a good holiday.

I stayed here for 7 nights 6-13 February 2023 and had the most wonderful time for my Great Northern Tour which I usually do to visit and stay with family and friends once a year.
This year was a little different and I booked to stay at Moulton View.
Such a beautiful spot and ideally situated for my trips to Durham, Thirsk and beyond.
I had a friend join me for 3 nights and I took her to High Force, Bowlees, Barnard Castle, places she hadn't been to before and places I hadn't been to since I was an early teen.
We were blessed with glorious weather and that good fortune continued after she returned home.
The Black Bull was closed for a few days whilst we were there but we did find The Farmers Arms in Scorton which fed us really well. Delicious good proper food.
Note to self, Do Not Forget The Discount Card!
The cottage was warm, cosy, spotless and very comfortable.
Communication from Sharon was faultless and if ever I need to rent a cottage in this neck of the woods instead of staying with family and friends, I know where to go.

Stayed at this fantastic house for 7 days, starting 10 September 23. I would like to say that this is, the best dog friendly place I have stayed in, in the last 20 yrs. Dog bowls, dog toys, dog treats, and a dog towel, and enclosed out door area. For the humans there was a welcome basket, with flap Jack's, chocolate and discount vouchers for local establishments. The has a large sitting room with 2 settees, smart TV, dvd and a large dinning table. Also patio door to the front outside area. Upstairs 2 bedrooms a King and a twin room. Bathroom with an excellent shower and a separate toilet. Recomend the Black bull pub in the village, for food. Also the Farmers Arms in Scorton, for Sunday lunch. In Richmond try Penleys cafe, very dog friendly and lovely food. Also in Richmond try Taylors pie shop, the pies are brilliant. Sharon and Kevin thanks again for the use of your home, really enjoyed our stay.

2-9th Sept 22 Delightful village location, with friendly locals. Well placed for the Dales or NE locations as only a couple of miles from the A1/ A66. The holiday cottage was beautifully set out with every thing you may need. Lovely welcome basket - containing locally made flapjacks and chocolate bars - delicious. We took our dog and booked ' paddocks for paws' which helped run off energy. Would definitely recommend this cottage and location.

We stayed at this lovely cottage for 6 days from 20 August with our two golden retriever’s. Everything was well catered for with some additional extras to make our stay lovely. We did not use the upper deck as my husband has vertigo (not good on spiral stairs) but there is a good view from up there. We visited lots of places including Aysgarth falls where the dogs could paddle, Scorton with a lovely walk around the old quarry and a good pub The Farmers Arms very dog friendly. We also visited Richmond which is very interesting and has plenty of shops, Sandsend near Whitby again very dog friendly and a lovely dog beach. We went to Easby abbey which is now ruins but had a lovely walk along the River Swale and the dogs had a swim. Other pubs visited were the Black Bull five minute walk away and The Shoulder of Mutton in Middleton Tyas very friendly.

Stayed at this lovely cottage in July 22. The cottage is in a small village right on the edge of the dales. It has wonderful views and three ways to enjoy the outdoors. The cottage has everything you need and really is a home from home. It's beautifully decorated with lovely art from a local artist that we loved so we went into Richmond where a gallery is and bought some ourselves. The owners have thought of everything you would need for a great stay. Beds are comfortable and the shower is great. Lovely garden outside the living room and then there is a courtyard with table and chairs and a winding staircase up to another little garden with sofa and chairs and a beautiful view which is so peaceful. Ate at the local pub which was very nice and the bus stop sells books and cakes with an honesty box. cake is delicious. We drove all over the dales and visited our favourite town of Hawes, this is a lovely drive and well worth visiting. Also visited Richmond , Thirsk , staithes, Whitby , Goathland (heartbeat) and the highest pub Tan hill. Lovely nursery called Mainsgill about five miles away with amazing deli and café. Waterfalls are everywhere and are stunning. Farmers inn in the next village did excellent food and very friendly. Great communication from Sharon and we would recommend staying at this wonderful cottage. We will be back.

Such a gorgeous cottage, the owners have thought of everything for your stay. The place is immaculate with both gardens being private and peaceful. The upper garden has lovely views across the fields. The village itself is beautiful and so handy for lots of places. The Black Bull Inn is a must visit too. Can't recommend Moulton View Cottage highly enough!

We stayed at Moulton View for 3 nights at Easter with our Border Collie after deciding on a last minute break. The area was new to us even though we are only just over an hour away and we were so pleasantly surprised. Moulton village is gorgeous- pretty houses, a village green and beck and to top it all a dog-friendly pub! The cottage is perfect, beautifully maintained with lovely touches like the welcome hamper. Both bedrooms are a good size with excellent storage and the kitchen and bathroom are modern and spotless. The icing on the cake is the garden, an inspired engineering feat which is simply delightful. I’m so loathed to tell anyone about this treasure of a cottage but that would be selfish and undeserving of the fantastic owners. Highly recommend it.

I have no hesitation in recommending this cottage. Just home from a six night stay. Luxurious, spotlessly clean and a great base for exploring the area. Plenty of places to explore nearby and great walks for the dog. If you are looking for cottages in the area - book Moulton View. You will not regret it!

I stayed at Moulton View for 6 nights with my dog to escape some renovation works at my house in Cheshire and where I could continue to work. It really is a gorgeous place. Immaculately presented with everything you could possibly want or need. outside is just super cute with choices of where to sit - decking with the lovely water feature or up on the elevated decking with beautiful views across the fields. It really is a very calming and lovely place in a lovely well looked after small village - that so happens to have an amazing pub / restaurant called the Black Bull. Food, service and staff all lovely. If you like walking and sightseeing then there are plenty of places to visit just a short drive away or some walks right from your doorstep. Sharon was fantastic and giving some top tips to and you get discounts on local eateries and other places. I didn't want to leave! Will definitely be back.

Moulton View Holiday Cottage is such a beautiful place in an idyllic village and you feel at home as soon as you walk in the door. Sharon and Kevin go above and beyond to ensure their guests have a great stay. It was lovely to arrive at the cottage to find a welcome hamper full of treats, a personal message from our hosts and the radio on (I personally thought this was such a lovely touch). The cottage was clean, tidy and comfortable, with excellent facilities and equipment for our stay. Beds were incredibly comfortable and the shower excellent. The cottage has the bonus of an upper decking area (accessed via a spiral staircase) which overlooks fields and the village. Our favourite time to sit up there was first thing in the morning, when we could enjoy the peace and quiet and a lovely cup of coffee from the coffee machine provided. If you enjoy birdwatching it’s a great place to sit and just observe the local wildlife.
Sharon and Kevin were the perfect hosts and I would like to thank them for allowing us to stay in their beautiful home and for their support and advice regarding local amenities. I would definitely recommend trips to Richmond and Leyburn, both lovely towns to visit with plenty of places to eat and to explore.
I would absolutely recommend this holiday cottage and would have no hesitation in staying here again if we were to revisit the area.

We have just returned from our second break at Moulton View this year. A beautiful home with absolutely everything you could need. The welcome basket and coffee pod machine were lovely touches and completely unexpected. Sharon and Kevin were really helpful and did everything possible to ensure we enjoyed our stay. A beautiful home set in a small village of Moulton, North Yorkshire. We arrived very late due to traffic but the owners sent us a message asking if we had arrived OK. The house is clean and comfortable 5* standard. There is so much to explore on the doorstep, walking or driving out onto the Dales. There is a pub 5 mins walk away, but we did not have time to try this out. Would recommend and would love to stay again in the near future.

The owners are fantastic and couldn’t do enough, from the beautiful welcome pack, fresh flowers on the table and when the satellite TV went off, through the fire at the local mast, Kevin was straight around to sort the free view box out in the living room. The house is beautiful, set in a gorgeous village and the up high decking have spectacular views 😍!! The village and location have so much to offer and I can’t wait to return! Thank you so much xx

Absolutely lovely cottage, clean, spacious and comfortable in an amazing setting, the patio was lovely to sit out in on an evening with a glass of wine 😀
The welcome hamper was very thoughtful & included baby snacks & wipes for my 10 month old son.
Couldn’t fault the service from Sharon & Kevin, checking we had arrived ok. Plenty of information left in the cottage for local attractions.
As we had chosen one of the hottest weekends to go, a fan in each bedroom would have been nice, and consideration to providing a high chair and maybe a travel cot, but that’s just to make things easier for the parents 😁

Well what can I say home and back to work tomorrow back to reality with a bump. In this mad time we are having holidays been double booked, cancelled and people booking more than 1 option, we were struggling to find somewhere Moulton View Holiday Cottage popped up instantly on speaking to Sharon, I knew this would be a great place. She is so kind, attentive and just wants everyone to have a good time. They don't charge the earth either, there cottage is spotless beautifully laid out and the village is so pretty. We walked our little dog every day, it was so quiet, we never had to worry about her and cars. The pub served the best lager and plenty of outdoor seating and very dog friendly, the staff are so lovely.
We visited many places which were mostly recommended by Sharon and Kevin, she is a fountain of information. 10 out of 10 very happy holiday makers.

This is a cottage that is clean and comfortable and all you could need is provided for! The beds are amazing! The cottage is well decorated and full of home comforts! Highly recommend!

Wow what a lovely view from the living room we spent time reading on a night and just looking at the view. The village would not suit if you are wanting night, life but perfect for us ,and if you are lucky enough to be around when the mobile fish and chip van are around, they are delicious. The walking in the area is great and that's why we went there, which was perfect to come back and have a drink on the top decking, which was perfect. The house is spotless and we would recommend it to anyone wanting a peaceful holiday. We will be back.

The owners were very welcoming and helpful. Nice extras included such as the coffee pod machine and USB charging points. Very peaceful location with local walks right nearby. Lots of places to visit within a short drive. Good food at the local pub only ten minutes walk from the house.

What a lovely cottage Moulton View is. Set in idyllic location, it is immaculate, comfortable and modern. Ideal for couples or families. We had a lovely time exploring Richmond and the surrounding Yorkshire Dales. The village pub serves excellent food and is only a 5 minute walk away. Highly recommend. We will return very soon.

Beautiful 2 bedroom cottage. Lovely quiet spot. Everything you need in the cottage and more (great coffee machine). Lovely pub 500 yards away with excellent beer, wine and excellent food. Perfect location to shoot onto motorway North or South to either York or seaside. Thank you Kev and Sharon for lovely stay at your cottage- the Dales.
